At Elm Bank Coastal Park, we understand that purchasing a holiday home is an important decision, and we want you to have all the information you need to make the right choice. Below you’ll find key facts and figures about life on our park.

Ownership with Freedom

Unlike many parks, we have no age limits or tenures on our holiday homes or lodges. That means you’ll never be forced to upgrade or leave simply because your holiday home reaches a certain age.

Dog Friendly & Gated Communities

We are a dog-friendly park, and our beaches welcome dogs all year round. All of our developments are designed as private, gated communities, offering both security and peace of mind.

Season & Site Licence

The park is open for an impressive 11 months of the year, from 1st March until 31st January. February is our closed month, as our licence is strictly for holiday use (not residential). During February, you are welcome to visit your holiday home during the day, but overnight stays are not permitted. Our main reception is open daily from 9am–5pm, with our sales manager, grounds team, and support staff always available.

Transparent Site Fees

  • Holiday Home: £4,615
  • Twin-Unit Lodge: £4,992
    There are no hidden extras such as water rates or local taxes – it’s simply the site fee. Fees are billed at the end of each year, and you can either:
  • Pay in full by 1st of  December and receive a £100 early payment discount, or
  • Pay half by 1st of  December and the balance by 1st March.
    On average, site fees have increased by £100 + VAT per year over the past three years.

Utilities & Safety

Each pitch has individually metered gas and electricity, with meters read at handover, and again every April and October. Charges are added directly to your on-park ledger.

  • Electricity: £0.31 per unit
  • Gas: £3.65 per unit
    Annual gas and electrical safety tests are required (£85 each), with electrical certification valid for three years.

Your Pitch & Grounds

Every pitch includes a concrete base, block-paved path and driveway, and of course, breathtaking sea views. Grounds maintenance is carried out by Dan and his team Monday–Friday, ensuring weekends are peaceful with no grass cutters or strimmers – just pure relaxation.

A Haven of Tranquility

Elm Bank Coastal Park is all about relaxation, peace, and making the most of your leisure time. Both Spittal Beach and Berwick-upon-Tweed town centre are within easy walking distance, or you can hop on the B1 bus service (running every 30 minutes, £2.50 fare within town). Taxis are also readily available – details are at reception.

Perfectly Connected

We benefit from excellent road and rail links, with the A1 just a mile away and Berwick railway station on the East Coast Mainline offering regular services to Edinburgh, Newcastle, London, and beyond. Locally, you’ll find a wide choice of retailers including Tesco, Asda, Lidl, Aldi, M&S, Next, Argos, B&M, Home Bargains, Iceland, Morrisons, and more. Berwick high street offers an array of independent shops, cafés, and restaurants, while the surrounding area is rich in history, golf courses, and scenic beaches. Elm Bank is also the ideal base for exploring Scotland and the Borders.
