At Elm Bank we appreciate that buying a holiday home is an important purchase that requires all the information needed to make an informed decision, so below are some facts and figures to consider.
Fistly we dont have age limits on our holiday homes or lodges on park meaning we will never force you into upgrading or make you leave park beacuse your holiday home becomes a certain age.
We are dog friendly as are our beaches all year round.
All our developments are private gated communities.
As a park we are open 11 month of the year, from 1st March to 31st January each year. February is our closed month as our site licence is for Holiday Park use NOT residential use. During February you are more than welcome to visit your holiday home on park but cannot sleep overnight. Main reception is open 9am to 5pm daily and all our team including the grounds team are on park as well as our Holiday Home Sales Manager.
Our site fees are £4,495 for a holiday home and £4,872 for a twin unit lodge. There are NO extra charges for water or local rates, its simply the site fee amount. Site fees are billed at the end of each year and if you decide to pay in full before 31st December you will receive a £100 early discount payment or alternatively you can pay half by the 31st December and the balance on the 1st of March.
Each pitch offers individually metered gas and electricity. Metres are read on the day a new owner moves in and then again every April and October. Bills are charged to your rent ledger account on park.

Like many holiday parks we do require that the holiday home undergoes an annual gas test £85 and an electric test £85 which last for three years.
Each pitch offers breathtaking sea views , a concrete base and a block paved path and drive. All grounds maintenance is carried out by Dan and his team who work Monday to Friday meaning weekends are free from grass cutters and strimmers and its all about relaxation.
Relaxation, peace and quiet, and making the most of your leisure time are our main objectives. Elm Bank Coastal Park is a Haven of tranquility. Spittal beach and Berwick upon Tweed town centre are just a short walk away or the B1 bus service runs every 30 mins and its £2.50 for anywhere in town. Taxis are available and details are in main reception.
We have excellent road and rail links with the A1 just a mile away and Berwick railway station, east coast mainline in town offering regular services to Edinburgh , Newcastle , London etc.
On our doorstep we have a selection of major retailers , B & M, Argos, Next, M&S, Lidl, Poundland , Asda, Tesco, Aldi, Homebargins, Iceland, Morrisons. Berwick high street offers a good range of local independant retailers , coffee shops and cafes as well as an excellent choice of restaurants.
There is an abundance of historic landmarks including Berwick Castle Ruins, golf courses and beaches to explore and enjoy in the local area and its the perfect base to explore scotland and the Scottish borders too.
On park we have a main reception which is open daily 9am to 5pm
